Cleaning Your Commercial Air Conditioning Unit

Posted on: by

How do you clean your commercial air conditioning unit?

Whether it feels like it or not, we are well into the season of spring! The days are getting longer and, fingers crossed, the sun is here to stay. It is a great time to inspect and clean your commercial air conditioning equipment. With summer heat just around the corner, you want to ensure you have fewer breakdowns and disruptions during the hotter months of the year.

A broken or faulty commercial air conditioning unit can make the lives of your employees much harder if hot conditions make the work environment uncomfortable. It is important to ensure that your AC systems are working properly, all year round! Here are some cleaning tips to ensure your systems are in perfect working order.

Clear the Condensate Drain

Over time, as your AC improves air quality and cools the workplace, the drain can become clogged with a build up of dirt and other debris. If this is left to build up, it can result in your AC unit to start leaking water. This can further damage the AC unit and the workplace, so it is important to keep an eye on the condition of the condensate drain. Old units may require a more vigorous clean with bleach and water if it has a large build up of mould and mildew.

Check Your AC Ducts

Firstly, check to see if there are any visible tears in your commercial air conditioning unit ducts, any holes and tears need to be sealed up as soon as possible to ensure that the unit works properly. If you can’t see any obvious tears or rips, turn your system on full and inspect the duct joints with your hand. If you feel any air coming out, these need to be sealed up.

Change Your Air Filter

This will have a major impact on the health of your commercial air condition system. If the air filter is dirty and blocked, it can impact the efficiency of your AC unit. The reduction in airflow will mean the system will compensate by increasing its energy usage to pull air into the system. It is advisable to replace your commercial air conditioning filters bi-monthly to ensure efficient airflow and peak energy performance.

Clean Your Evaporator Coil

If you fail to regularly clean and change the evaporator coil on your commercial air conditioning unit, dirt can build up and it will not perform efficiently. When too much dirt and debris accumulates, the evaporator coil won’t transfer heat, resulting in overheating problems and potentially a blowout. It is recommended to use commercial cleaning solutions rather than soaps or detergents. Soaps and detergents tend to leave residues which could potentially clog the components of the evaporator coil.

If you are unable to check and clean these components yourself, it is always advised to arrange a planned maintenance visit with a commercial air conditioning maintenance company.
